The principals of Fuller invest in each partnership we create. We serve as the general partner for the investment, as well as investing as a limited partner. Our partnerships are generally structured by providing an accrued preferred return on each partner's capital account. This preferred return, along with the partners initial capital contribution are returned prior to the general partner receiving any split of profits above pari passu treatment. Basically, the accrual of the preferred return provides great motivation for the general partner to make the project a success as quickly as possible. Our structure keeps the general partners' goals aligned with that of the limited partners.
Over the past 12+ years Fuller has raised a significant amount of money from accredited private investors, as well as institutional investors. Investors receive financial and market reports on a quarterly basis. The funds we raise serve as equity and working capital for our properties. In the event, a partnership has excess cash in the operating account then it will be distributed to the partners. We are not in business to manage money, and it is in our best interest to return funds to the limited partners as quickly as possible. Each investor knows exactly what property they are invested in as we send a prospectus of each specific property to our stable of investors so they may make a decision whether they would like to participate.
