The Principals of Fuller are heavily involved in the Asset Management of our properties. Once a property is identified as a potential acquisition, the Asset Management team conducts significant fiscal and physical due diligence of the property. Financial analysis utilizing Argus software is conducted. Also, in depth physical reports are completed analyzing the health of the structure, its' mechanical, electrical and plumbing components, environmental aspects and ADA deficiencies. On raw land deals, the ability to develop the site horizontally is analyzed by obtaining an understanding of the ability to secure water, wastewater, adequate detention and all development challenges. Once the site issues are known and all tenant interviews and credit analysis is complete, the asset management team will complete the financial analysis and decide whether or not to move forward with the acquisition. Upon the decision to proceed is made, the asset management team will move forward with underwriting and securing the necessary debt and equity for the transaction.
Once a property is acquired, the asset management team works closely with the property manager and marketing team to ensure the game plan created during due diligence is being achieved. Upon successful implementation and achieving the goals set for the property, the asset management team will oversee the disposition of the asset.
